Redondo Beach Luxury Home Report--December 2013


Redondo Beach remains the most affordable beach city along the South Bay of Los Angeles coastline. Most of the luxury single family homes hug the coastline and often have an Esplanade address. Redondo's coastline offers clifftop homes towering over the Pacific Ocean and homes when you can open your front door and be just steps from feeling the sand between your toes.

Located between Palos Verdes and Hermosa Beach the coastal city offers the beach lifestyle with shopping, freeways and entertainment at your fingertips. Manhattan Beach Luxury Home Report -December 2013


Lots of Manhattan Beach residents, or soon-to-be residents, will be celebrating the holidays in their recently purchased new homes. Eleven Manhattan single family luxury homes priced over $2,000,000 sold during the month of November 2013. Not bad results for a month filled with a cold weather snap and a long holiday weekend filled with family, friends and plenty of turkey with all the trimmings.

Speaking of trimming, the most expensive home sold in Manhattan Beach during November was a home short on trimmings with its Modern Minimalist style, but it pulled out all the stops with its over-the-top beach lifestyle view of sand and surf at its location on The Strand. The nearly 4,000 sq. ft. home sold for $8,700,000.

There are currently 12 Manhattan Beach luxury homes in escrow with accepted offers. 17 Manhattan Beach luxury homes priced over $2,00,000 are listed for sale.

Three Hermosa Beach single family luxury homes priced over $2,000,000 sold during the month of November 2013. The highest price paid was $14,800,000 for new construction on The Strand with sand and surf just outside the door. A trophy home in a coveted location does command top dollar in today's housing market.

Manhattan Beach Luxury Home Sales for August 2013


Manhattan Beach continues to post an impressive number of luxury home sales as summer wanes, but the end of summer is subtle in Southern California. The nights become a little cooler but the sun still shines most days in this trendy coastal city along the Pacific Ocean.

Luxury homes sales in Manhattan Beach for the month of August 2013:
  •  14 Manhattan Beach luxury homes priced over $2,000,000 sold during August 2013. 
  •  11 Manhattan Beach luxury homes priced over $2,000,000 have accepted offer and are in escrow.
  •  23 Manhattan Beach luxury homes priced over $2,000,000 are currently for sale.

Coastal Cleanup Day 2013 - Sat 9/21


Coastal Cleanup Day 2013 is this coming weekend on Saturday 9/21/2013. Heal the Bay's annual event is the "biggest volunteer day on the planet" and last years turnout was over 62,000. They hauled away over 700,000 pounds of trash and 140,000 pounds of recycling items.

Local meeting sites range from Malibu to Long Beach. Palos Verdes sites will be at Malaga Cove (Via Arroyo/Paseo Del Mar) and Abalone Cove. The beach cities will have many locations including the Manhattan Beach Pier, Hermosa Pier, Redondo Pier (end of Torrance Blvd) and King Harbor at the Port Royal Yacht Club. The cleanup even includes the beaches, dive locations, drain ways and some parks. Participation waivers, flyers and fundraising info is available on the Heal the Bay's information pages.

Hermosa Beach Luxury Homes Report for August 2013


Hermosa Beach luxury homes enjoyed a hot summer market. The coastal city posted five luxury home sales for the month of August 2013. The top price paid for a Hermosa luxury home during August was $5,250,000 for 41 16th Street. I showed the walk street property, and the beach is half a block away. It's a great example of Hermosa Beach lifestyle at its best.

There are currently six Hermosa Beach luxury homes priced over $2,000,000 for sale and three luxury homes in the price category with accepted offer and in escrow.

Hermosa Beach Luxury Homes Market Report--July 2013


Luxury home sales in Hermosa Beach enjoyed a robust uptick during the month of July 2013. There are currently five luxury homes priced over $2,000,000 for sale in Hermosa Beach. Seven Hermosa Beach luxury homes are in escrow and three luxury homes sold during July.

The most expensive sale for the month was a Sand Section home located on a walk street just steps from the sand. The 4000 square foot, four- bedroom, five-bath home was built in 2009 and sold for $4,650,000. Manhattan Beach Luxury Homes Sales– Year of 2012



I’m tracking luxury homes sales in Manhattan Beach and Hermosa Beach because I have a vested interest in high-end homes in the area since I have one listed for sale in Hermosa Beach. It’s important to know the local market, the competition as well as the absorption rate when devising a marketing plan tailored to the luxury home buyer.

For the purpose of this report I’ll refer to all single family home sales over $2,000,000 in Manhattan Beach as luxury properties, and break them down by 2012 sales in each neighborhoods.

Manhattan Sand Section Sales: 44 Manhattan Beach Sand Section single family homes sold in 2012 . The highest price paid was $10.5M for a 4 bedroom, 4.5 bath home built in 2008 and located at 1712 The Strand.

Manhattan Tree Section Sales: 25 Manhattan Beach luxury homes priced over $2M sold in the Tree Section in 2012. The highest price paid was $4.9M for a 5767 sq. ft. home built in 2006 and located at 624 14th St.

Manhattan Hill Section Sales: 16 Manhattan Beach luxury homes located in the Hill Section sold for $2M or more in 2012. The highest price paid was $4.4M for a 5 bedroom, 4,5 bath home located at 504 John Street.

Manhattan Mira Costa Sales: 9 Manhattan Beach luxury homes located in the Mira Costa area sold for $2M+ in 2012. The most expensive home sold for $5.5M. The 6 bedroom, 7 bath California Craftsman home was built in 2002.
