A Ride in the Rain -- Paying It Forward

Noah's Ark may be needed in Los Angles if it continues to rain at the rate of the previous four days. Yesterday, as we headed to a 10 AM inspection we picked up our 84 year old buyer since he longer drives, and walking to the bus stop and transferring buses would have been less than pleasant in the pouring rain.

Our client is staying with a relative while he waits for his senior condo purchase in Redondo Beach to close. We made the 40 minutes drive to pick him up and proceeded to the inspection with windshield wipers keeping perfect time as we parked on the street (automatic garage door to parking structure was under repair) and hustled inside the building.

After the inspection our client announced he wanted to take us to lunch. He suggested a fabulous Chinese place and we enjoyed hot tea, tasty food and lively conversation.

Sometimes we are repaid for an act of kindness before it is completed.

Manhattan Beach Ranked as Most Stable Housing Market in LA Metro - Forbes


Using Zillow's nationwide US metropolitan housing numbers, a new Forbes article listed Manhattan Beach as the most stable real estate market in the Los Angeles area.

The article also mentioned the limited effect the expiration of the $8K federal tax credit has had on the higher price point neighborhoods in the U.S., such as the beach cities. In our office we saw it did impact the sale of some "move-up" buyers properties, though there was minimal impact on the sale of properties over $500K as the credit becomes less of a percentage incentive in the purchase. When you reach the million dollar and up range of homes the federal credit and related California $10K credit were not "decision makers" for our buyers.

From the article in relation to California's overall tough recovery from the subprime lending price crash: "There are exceptions in the Golden State. Manhattan Beach, Calif., ranks as the most stable housing market in the Los Angeles metro area. It is the priciest city to make our list: The median home is worth $1.2 million, almost three times the typical home in the Los Angeles metro area. The foreclosure rate in Manhattan Beach is almost non-existent, with only one in 5,376 homes facing foreclosure."

Esplanade getting a facelift - Redondo Beach

Redondo Beach officials met at the end of November for the ground breaking of the Esplanade upgrade project. At just under $3M in total costs, the improvements will include "seatwalls" for walkers to stop and enjoy the view. The street is to be repaved, plus upgrades to sidewalks, street art, seating and adding more landscaping are all planned.

Some safety additions are also being made to make the area more pedestrian and bike rider friendly. Less visible upgrades include gutter and storm drain improvements.

"The city is primarily funding the project through a combination of federal, state and county money.

Federal dollars make up the largest portion at roughly $1.2 million. Another $800,000 is from Measure R, the half-cent sales tax approved by county voters in 2008, and California is pitching in about $400,000 from Proposition 1B, the transportation measure passed by state voters in 2006. Redondo Beach will contribute the rest, about $500,000.

Councilman Steve Aspel, who represents the area around The Esplanade, was commended for his “bulldog” efforts on behalf of the plan that has roots going back to 2001."
