Redondo Beach Home Sales--June 2012



28 Single family homes sold in Redondo Beach during the month of June.  The high and low home sale prices for this beach city were $1,149,000 for a four bedroom home on Irena, and $430,000 for a three bedroom home on Dondon Avenue.

Are sales up?  Based on the number of homes sold last year during the same time frame the answer is yes.  Sales for June 2011 total 21.  The increase is not staggering but it is significant.

Available inventory remains low in Redondo Beach as it does throughout the South Bay.  If your personal timing indicates it is time to sell your Redondo Beach home the local housing market is ready to receive fresh inventory with open arms and willing buyers.

Beach Cities Luxury Home Sales - June 2012

The South Bay real estate scene in Los Angeles is brightened and blessed to have three lovely coastal beach cities–Manhattan, Hermosa and Redondo. The coastal lifestyle is evident with surfboards atop autos or underarm when spending time in any one of the three cities. Sand and sun are always abundant in these Southern California beach towns. There is also no shortage of luxury homes.

As we enter July it appears the daily coastal fog, fondly referred to as June gloom, is lifting and the number of luxury home sales is also on the rise. 19 Beach Cites luxury homes sold with price tags topping $2,000,000 during June 2012. Manhattan Beach, the ever popular choice for those wanting to combine the beach lifestyle with urban conveniences, topped the luxury home sale list with 17 sales. Hermosa Beach, a bit more laid back, completed the list with two sales over $2,000,000. Redondo Beach reported no sales over $2,000,000 on the Multiple Listing Service.

There are currently 19 Beach Cites luxury properties under contract, and 46 luxury properties for sale. Based on those numbers it appears the summer sizzle will continue into July as luxury home buyers head to the Beach Cities of the South Bay to find their luxury homes.

Manhattan Beach Luxury Home Sales - March 2012

March was a good month for high-end luxury home sales in Manhattan Beach, CA.  Seven single family homes priced over $2,000,000 in this coastal city closed escrow.  The prices ranged from $2,300,000 for a walk street contemporary in the Sand Section of Manhattan Beach, to $10,500,000 for a home on The Strand built in 2008 in a prime location on this sought after stretch of ocean front beach property in the Sand Section.

An ocean view lot sold for $2,050,000 in the Hill Section of Manhattan Beach. One condo (on The Strand) and one townhouse also sold over $2,000,000.

Insider Tip:  If you're searching for a contemporary style home Manhattan Beach is a good place to concentrate your home search.  Six of the ten luxury sales in Manhattan Beach last month were contemporary in design and style.  Architecturally speaking, it appears to be most in demand by luxury buyers at the beach.

Beach Cities - Luxury Homes Sales for February 2012



Manhattan Beach was the only one of the beach cities to post luxury home sales during the month of February 2012. Redondo and Hermosa did not break the $2,000,000 barrier with any sale during the month.

Property One, located on a walk street and close to the water, sold for $3,000,000. The 3-bedroom, 3-bath 1,980 square ft. home claimed 3,605 square ft. of prime Manhattan Beach land. The property was on the market for 26 days and original list price was $3,399,000. The $1500 plus a sq. ft. sale price drives home the old adage: Location matters.


Property Two, located in the Tree Section of Manhattan Beach, sold for $2,100,000. The 4-bedroom, 5-bath 3,893 sq. ft. home was built in 2000 on a 5,020 sq. ft. lot. The property was on the market 379 days and original list price was $2,299,000.


Property Three, also located in the Tree Section of Manhattan Beach, sold for $2,000,000. The 5-bedroom, 6-bath 4200 sq. ft. home was built in 2005 on a 5,120 sq. ft. lot. Yes, land is a precious commodity in Manhattan Beach. The property was on the market 148 days with an original asking price of $2,279,000.

Breakdown of luxury properties (including condos and townhouses) priced $2,000,000 and up currently for sale in the beach cities:
Manhattan Beach: 33 Properties ranging in price from $2,100,000 to $24,900,000 for a prime location on The Strand.
Hermosa Beach: 7 Luxury properties ranging in price from $2,099,990 to $4,999,900 for a piece of The Strand.
Redondo Beach: 3 Luxury properties ranging in price from $2,499,000 to $10,000,000 for a place on the Esplanade.


How is the luxury housing market doing in the South Bay Beach Cities of Greater Los Angeles?
