The "feel" on the street by those of us working in the real estate field on a daily basis is the market is slowing down and losing a bit of steam after three strong comeback years. The results of my research on recent activity in the Redondo Beach, CA luxury home market supports and converts the feeling into fact.

• There are currently three Redondo Beach luxury homes priced at or over $3,000,000 for sale. 
• There are no Redondo Beach high-end luxury homes currently in escrow and no closed sales in the over $3M price range for the month of September.

 

After three plus years of a strong sellers' market the scale is making a slow move toward neutral territory. It's still not a buyers' market, but with more homes to choose from and a slowing of price increases, buyers may find the opportunity to purchase a luxury home in the beach cities of Manhattan, Hermosa and Redondo or on the Palos Verdes Peninsula before interest rates begin their upward trend.

Hermosa Beach Luxury Homes - Oct 2015 - Toering

Three Hermosa Beach luxury properties priced at or above $3,000,000 sold during September 2015. The most expensive sale for the month was a Strand property sold for "lot value" at $8,100,000. Yes, a spot on the sand along The Strand is costly.

There are currently four Hermosa Beach luxury residences in escrow with accepted offers. Three of the properties are single family homes, one is a townhouse.

There are 13 luxury homes for sale in Hermosa Beach as of Oct. 17, 2015. One of the properties for sale is a townhouse, one is a condo, the rest are single family homes.

   

Sales in the Beach Cities luxury home market appear to have slowed in recent months. At the current rate of absorption there is over a three month supply of luxury inventory in Hermosa Beach. These numbers still favor sellers, but there are more choices available to buyers, and more competition for sellers, as the market moves toward a more neutral zone.

 The luxury market in Manhattan Beach has cooled in recent months. A quick glance at the available inventory and absorption rate reveal a five month supply of homes. This moves the luxury home market in Manhattan Beach into neutral territory after several years of being firmly entrenched in a sellers' market. The could be the buying signal prospective buyers want.

 Manhattan, NYC celebrated its noted Mahattanhenge event (those rare summer solstice days when the sun aligns with the east-west street grid) with a huge street party. Catching a glimpse of the setting sun is not easy deep in the heart of Manhattan. Quite the opposite is true in Hermosa Beach, CA. The sunset over the Pacific Ocean is a sight to behold most evenings throughout the year. There's truly something magical about twilight along the California coast. The colors, the light, the salt water smell in the air where sand meets surf are a nightly treat for the senses and soul.
 It's the coastal lifestyle of the Beach Cities of the South Bay of Los Angeles that you're buying into when you purchase a home in Hermosa Beach. Manhattan Beach Luxury Home Market Update--July 2015

 

 Our market indicators point to a minute cooling off of luxury home sales in Manhattan Beach as we reach the halfway point of 2015. There's a slight increase in inventory and a dip in number of sales recorded on the local MLS. Although the market is still firmly planted in seller territory when it comes to who the market favors, there are still several positive indicators for buyers especially if they are obtaining financing for their luxury home purchase. Interest rates are still very good and as homes accumulate a growing number of days on market the playing field shared by buyer and sellers becomes more level.

 

The tally for June 2015 sales of luxury homes priced over $3,000,000 in Manhattan Beach stands at 10 with 61 days on the market being the average. There are currently 13 luxury homes in escrow with accepted offers, and 28 Manhattan Beach luxury homes are currently for sale.

Redondo Beach posted two luxury home sales priced over $2,000,000 during April 2015. Both properties sold in the low $2 million dollar price range. One property was a single family home, the other was a townhouse.

There are currently five Redondo Beach luxury homes in escrow with accepted offers, and five Redondo Beach luxury properties priced over $2M are for sale. Three are single family homes, one is a townhouse and one is an oceanfront condo located on The Esplanade.

 The South Bay of Los Angeles is home to Manhattan Beach, Hermosa Beach and Redondo Beach, collectively known as the Beach Cities.

 If you're following Pacific Coast Highway down the California coast Manhattan Beach is the first city of the trio of South Bay beach towns you will encounter. Due to its close proximity to LAX and other urban amenities of Los Angeles, its location demands a hefty price since Manhattan Beach enjoys all the benefits of living in a beach town as well as the convenience of being close to airports, cultural events, world class shopping and dining. Top price honors go to a beach front property located on The Strand that sold over asking price for $6 million dollars. There are currently 26 Manhattan Beach luxury homes in escrow with accepted offers, and there are 34 Manhattan Beach luxury homes for sale.  

 Let's leave Manhattan Beach behind and continue south on our journey down PCH. Hermosa Beach is the next stop as it's nestled in between Manhattan Beach and Redondo Beach.

Hermosa Beach Luxury Home Sales priced over $2,000,000 during the first quarter of 2015: 12 Hermosa Beach luxury homes sold during the first three months of 2015. Top first quarter price paid for a luxury home in Hermosa Beach goes to a property located on The Strand that sold for $11,810,000. There are currently eight Hermosa Beach luxury homes in escrow with accepted offers. Redondo Beach is the next beach city on our drive along the coast. Redondo Beach is the largest of the Beach Cities and is located between Hermosa Beach and the Palos Verdes Peninsula.

For the purpose of this real estate report on Hermosa Beach luxury homes “luxury” will be defined as residential property (single family, townhouse, condo) priced at or above $2,000,000.

The coastal community of Hermosa Beach, known as one of the beach cities in the South Bay of Los Angeles, posted two luxury single family home sales for February 2015. There are currently 10 Hermosa Beach luxury single family homes in escrow with accepted offers, and seven are for sale.
